My real estate work includes everything from neighbor property line disputes, easement issues, purchase and sale agreements gone wrong, partition actions (when one party of a jointly-owned piece of property wishes to sell and the other owner does not) and landlord-tenant issues.. My work in the area of contract law ranges from reviewing existing contracts to drafting them from scratch with appropriate provisions for the case at hand, and litigation of breach of contract issues.. In business law, I can assist clients with choosing and forming an appropriate business entity (corporation, LLC, partnership, etc.) and with litigation of issues including breach of contract, fraud, negligence, indemnity, etc. I have also assisted in the sale of numerous local businesses from the letter of intent stage through completion of asset purchase agreements.

I live and work in Simi Valley and have been practicing here since 1999.. In 2006 I started my own practice in Simi Valley, and my practice now serves all of Ventura County and parts of Los Angeles County. My practice specializes in estate planning, trust administration, and probate.  I am also an experience business attorney and can help you establish or wind down your business, including corporations, partnerships, and LLCs.  I also enjoy a busy practice in the area of real property transactions.. Prior to law school, I worked in the public service sector from 1987 to 1994, first in a U.S. Congressional office, and thereafter as community outreach coordinator for the City of Los Angeles, Environmental Affairs Department.. I graduated from Southwestern University, magna cum laude, in 1997.. In 1997, I joined the firm of Lynberg & Watkins in downtown Los Angeles. There, I worked on complex multimillion dollar environmental insurance litigation cases.. I wanted to work in my community of Ventura County and also serve the public interest and so in 1998, I joined the Ventura County District Attorney's office as a Deputy District Attorney, prosecuting a range of cases in which I gained valuable and substantial courtroom experience, including prosecuting a multitude of jury trials. As a Deputy District Attorney, I was called to prepare witness testimony and other evidence through which I sharpened my communication and advocacy abilities that have continued to serve me well even as I transitioned to civil practice in late 1999. From that time I have practiced in Simi Valley continually.. In late 1999, I joined the Law Offices of William J. Waters in Simi Valley. There, I worked independently on a range of civil cases including business litigation, real property, neighbor disputes, family law, bankruptcy, medical malpractice, and estate planning. I also conducted all of the firm's trials and also all cases that went to the appellate court.

I grew up with a firm understanding of family law -- from the child's side.  I bring that perspective to my practice.  I oversee my family law cases as getting from Point A to Point B -- as quickly and painlessly as possible.  I promote mediation, negotiation, and settlement where client's have some control in the outcome and the cost.  I vigorously advocate for my client's in court.  I hold a valid California Teaching credential.  My office supports numerous local community programs and charities because we believe in giving back.

I am motivated by two things:  my family and my job.  When not working on my cases I enjoy spending time with my husband and two children.  I enjoy having my own law firm so I can be available for both my family and clients when needed.
