Jo Flannery is a member of the Litigation and Real Estate departments at Ryan, Swanson & Cleveland, PLLC. Raised by a real estate agent, and a former Realtor herself, Jo has a particular interest in real property law. With over a decade of broad litigation experience behind her, Jo's practice has focused, over the last seven years, primarily on representing condominium and homeowner associations in the pursuit and resolution of construction defect claims, risk management, and covenant governed disputes.. Since joining Ryan, Swanson & Cleveland in 2005, Jo’s practice has expanded to again include the prosecution of professional liability claims, insurance bad faith, products liability, construction disputes, real property disputes both commercial and residential including matters of fraudulent concealment, easements and other conveyance matters as well as environmental claims involving hazardous substances. Having practiced exclusively on the defense side in the early years and then exclusively on the plaintiff’s side for the next several years, Jo now splits the aisle. Still primarily a plaintiff’s lawyer, her practice once again includes representation and advice and counsel to developers, contractors and property owners in the development stage as well as in defense of litigation.

Duncan has broad experience handling complex civil litigation matters.  He has achieved outstanding results for his clients through a combination of zealous advocacy and creative problem-solving and counseling.  He is well-versed in all phases of litigation, and has argued multiple cases before the Washington State Supreme Court.. Before joining Savitt Bruce & Willey, Duncan was a partner at Riddell Williams and a principal at Rafel Manville, both in Seattle.  He is a cooperating attorney with the ACLU, and has represented the Fremont Sunday Market and many other clients pro bono.  He is the Immediate Past President of the Board of Directors of On the Boards, a contemporary performing arts organization.   Duncan is a graduate, cum laude, of the University of Chicago Law School.

Bob's litigation practice focuses on commercial disputes that involve business torts, construction defects, real estate transactions, and insurance coverage issues. He has tried numerous cases in state and federal court and has successfully handled appeals before state appellate courts and the Ninth Circuit Court of Appeals. He is the past head of the firm's Litigation Practice Group, and currently serves as the firm's Managing Director and as a member of the Executive Committee.
