My practice is limited to estate administration and related estate litigation.  I accept appointments as a professional fiduciary for difficult estates or when the previous fiduciaries have been disqualified during the course of litigation within the estate.  I also serve as an expert witness in fiduciary litigation.

My practice emphasizes business, real estate, and trademark matters.  I am honored to act as "ouside general counsel" to clients in a range of industries, including transportation and logistics, including railroads; manufacturing; trading and distribution; construction; retail and food services; and professional services.

My practice deals primarily with landlord-tenant relations.  My team and I have helped thousands of clients in Seattle and throughout Washington State to resolve difficult legal disputes involving evictions, litigation, post-foreclosure matters, leases and other landlord-tenant disputes. Ms. Goetz' practice focuses on employment law (including the drafting, negotiating and enforcement of confidentiality and non-competition agreements) as well as real estate and construction law. Additionally, Ms. Goetz counsels women and minority owned businesses seeking certification under the state's Minority/Women Business Enterprise Program and the U.S. Department of Transportation's (DOT) Disadvantaged Business Enterprise Program, as well as certifications from national organizations such as the Women's Business Enterprise National Council. Ms. Goetz has been a speaker at various continuing legal education seminars regarding commercial landlord tenant issues, as well as to various trade organizations, such as the local chapters of the American Society of Heating and Refrigeration Engineers (ASHRAE) on her "Top Ten Tips to Avoid Lawyers." A competitive swimmer in college, Theresa maintains the desire to win and uses this to obtain the best results for her clients.. A former record holder in the 200 backstroke at Washington State University, Ms. Goetz is still an avid (albeit slower) swimmer, and enjoys gardening, gourmet cooking and downhill skiing in her spare time.

Mr. Schlemlein obtained his undergraduate degree from the University of Washington with a Bachelor of Science in Building Construction in 1979. Prior to obtaining his law degree, Mr. Schlemlein worked in the construction industry and owned his own construction firm. Mr. Schlemlein's practice has focused on construction law, and includes the representation of prime contractors, subcontractors, design professionals, fabricators, suppliers, and owners, sureties and lending institutions. Mr. Schlemlein also represents parties in real estate transactions, as well as general commercial litigation. Michelle Gail’s transactional practice focuses on real estate and corporate law. Larry Glosser assists clients in the following areas: Entity formation and business transactions.  Real Estate, including Purchase and Sale Agreements, due diligence and environmental review, title review, real property financing, lease drafting and review, escrow and closing. Lana’s primary area of practice is real estate transactions. She represents individuals and businesses in connection with purchase and sale and leasing transactions in both the residential and commercial context. Lana’s clients appreciate her willingness to think creatively when issues arise that threaten the success of a transaction. Kyle's life in the law represents years of experience in high stakes family law matters, real estate, business law, and tax law representing a variety of real estate interests, closely held corporations, construction firms, mortgage companies, and entrepreneurs of all types. He is often consulted by other lawyers and frequently acts as a business and law guru to entrepreneurs.. Kevin has a diverse litigation practice, representing public and privately held companies in commercial contract claims, real estate disputes, contested partnership and joint venture dissolutions and bankruptcy litigation matters. His bankruptcy experience gives his clients a unique perspective in situations involving an insolvent or potentially insolvent opponent. Kevin tries cases in state and federal courts and has argued before the Ninth Circuit Court of Appeals.

Karen Boxx is currently of counsel with the firm. She focuses her practice on estate planning and consulting in probate, trust, and estate tax matters. Since 1997, Ms. Boxx has been on the faculty of the University of Washington School of Law, where she teaches in the areas of wills and trusts, estate and gift tax, community property, and estate planning. Jonathan L. Bowman is the managing partner of Jonathan L. Jo Flannery is a member of the Litigation and Real Estate departments at Ryan, Swanson & Cleveland, PLLC. Raised by a real estate agent, and a former Realtor herself, Jo has a particular interest in real property law. With over a decade of broad litigation experience behind her, Jo's practice has focused, over the last seven years, primarily on representing condominium and homeowner associations in the pursuit and resolution of construction defect claims, risk management, and covenant governed disputes.. He has served as trial counsel in Product Liability claims involving various products including prescription medications;  medical devices; asbestos; urea-formaldehyde; Phentermine of the “Fen-Phen” diet drug combination; bone (pedicle) screws; the food supplements goldenseal and echinacea; football helmets; wall-mounted heaters; and other electrical equipment and appliances. He also has considerable experience with building and construction defect claims on behalf of contractors, building owners and occupants (condominiums, apartment buildings, hotels, parking and other facilities in the hospitality industry) as well as fire loss and property damage claims, including business interruption, loss of use, and loss of access claims.. I worked for 10 years as an in-house real estate attorney for three global companies: The Gap, Amazon, and T-Mobile. In those roles, I drafted and negotiated leases, amendments, letters of intent, subleases, assignments, purchase and sale agreements, ground leases, and termination agreements, for domestic and international locations. My experience also includes the drafting and negotiation of license agreements, signage agreements, storage leases, and other ancillary real estate agreements such as estoppels. During my time in-house, I handled a wide variety of disputes and operational issues, ranging from construction delays to violations of operating covenants to payment disputes. I have negotiated settlements of numerous co-tenancy, co-participation and other audit disputes, and I handled a multi-million dollar construction defect claim. I have been practicing law in Seattle since graduating with honors from Seattle University School of Law in 1998.  My practice focuses primarily on estate and tax planning, probate, trust and estate litigation, trust administration, prenuptial and postnuptial agreements, domestic partnership agreements and succession planning and business transactions.  I also co-founded and partnered a local tax, business and estate planning firm in Seattle.. Over the years, I have represented a wide range of trust, estate and probate clients, working to assist them in their personal and tax planning needs.  Additionally, I have represented beneficiaries, personal representatives and trustees in estate litigation, both in defending fiduciaries and in bringing actions against fiduciaries.. As a member of the editorial board for the Real Property, Probate and Trust section of the Washington State Bar Association (WSBA), I have written articles and presented materials on topics ranging from tax filing to nontraditional family estate planning.  I am a member of the Estate Planning Council of Seattle and a member of the Tax Section fo the WSBA.. Prior to attending law school, I spent over eight years as a stockborker, regional sales manager and vice-president of a local brokerage firm.  My background gives me an understanding in financial and economic issues, as well as hands-on experience in dealing with the personal planning needs of individual clients.

I greatly enjoy and cultivate a general business and personal injury practice, with long term client relationships going back to 1979, when I relocated from New York City to Seattle (where I am a native).  I purposefully maintain a small law firm practice, with an emphasis on providing excellent service, so that we can hopefully continue a mutually profitable relationship in the future.

I focus my practice in complex commercial litigation. I defend corporate clients in the areas of commercial and real estate transactions, insurance coverage and bad faith, and major personal injury matters. I represent petroleum industry clients against environmental and toxic tort claims. I regularly defend class actions, including employment and insurance related matters.

I enjoy Estate Planning because it is an area of law in which I can help clients solve problems before they occur, instead of helping them pick up the pieces in an already frustrating situation. The nature of estate planning also makes it possible for me to really get to know my clients and form a relationship of trust. Taking the time to learn about my clients' values, families, and circumstances helps me design an estate plan that will give them a sense of peace. I also do probates, because I love to help people at critical junctures in their lives, such as following the death of a loved one.

I concentrate my practice on cross-border tax and business planning for U.S. and foreign entities. I work with clients to create efficient international investment structures from tax and legal perspectives. I counsel clients on all aspects of transactions, including formation, operation, exit strategies, mergers and acquisitions, financing and other business operations.
