I own and operate my own law firm and real estate brokerage firm right here in Emerald City, WA. I am licensed to practice in all state courts in KS, MO & WA, and federal courts in The United States District Courts- Western District and 9th Circuit Court of Appeals.. I am a plaintiff's attorney at heart and represent victims of awful collisions and victims who do not have a voice in this Society. This love stemmed from my years of experience as a former Police Officer in Missouri.. My business experience includes litigating complex business transactions, landlord/tenant, commercial disputes, business torts, fraud, unfair competition, construction defect, and most of the exciting world of real estate law. I have been the real estate agent in well over 100 real estate transactions. I absolutely love what I do.. As a daughter of immigrant parents from Vietnam, I am passionate to help others. I have been practicing law over the last 18 years.  During the time I practice law, I was raising a family and managed two other independent businesses at the same time, a business brokerage business and an escrow business.   With each venture, I provide the same intense level of dedication that I commit to every project and every case I work on.  Yet, with all of my clients, I never stray from the values that characterized me as a person:  compassion, integrity, and above all else - loyalty.  That is why I continue to operate law solely by word of mount.. My primary legal practice now focuses on business formation, advising business on choice of entity and regulatory compliance, real estate transactions, business closings, and escrow. My clients range from single individuals, small business, and companies of all size. While I have an active transactional practice, my practice also heavily emphasizes the importance of human connection.  I first make sure to understand what my client's needs are before I undertake any legal work and I always strive to ensure that not only their legal objectives are met, but also their personal objecgtives are met as well.  I have a rule to always promptly return my client's calls, if not immediately, then by the next business day at the most.. While I am often called to reivew and prepare documents, negotiation contractual terms and conditions, and the transference of titles, I am also often called upon by clients who are unsure of how real estate laws and regulations could affect their business when buying or selling real estate. I help them with title issues, environmental, and insurance issues. I also review and prepare appraisals, inspections, leases, and purchase agreements. I draft documents such as financial and rental agreements, leases, and deeds for conveyance transactions. A significant part of my practice also revolves around due diligence compliance, review of sales price history, and lease terms.

I graduated from the University of Washington in 1983 with dual degrees in Political Science and Speech Communications.  I obtained my law degree in 1986 from the University of Puget Sound and joined the Bar in 1987.. I started my legal career as an intern in the City of Seattle Prosecutors office.  There I learned the fundamentals of misdemeanor and gross misdemeanor prosecution.  After graduation, I joined the King County Prosecutor's Office and spent two years prosecuting cases in every district court in King County.. In 1988 I left government work and joined what was then known as Holm, Mogren & Glessner, where I learned the finer points of criminal defense, family law and estate planning.  I stayed there for two years before I left to take over as director of a non-profit organization - Young Life -- on the Olympic Peninsula.  After six years, I returned to the practice of law.  I owned my own firm in Clallam County where I received the Distinguished Service Award in 2000 and was elected President of the Clallam County Bar Association in 2007.  My practice on the peninsula continued until 2012 when my husband retired fromt he Washington State Patrol and we returned to King County.. I have rejoined my old firm as a shareholder with the new name of Mogren, Glessner, Roti & Ahrens, P.S.  I continue my practice in family law, criminal defense, estate planning and personal injury work.
