[Virginia] My fenceline and lamdscaping potentially encroaches on my neighbor's lot

Location: Virginia Throwaway for hopefully obvious reasons. I recently bought a house in a subdivision and purchased a survey as a part of that process. During closing, the title company informed me that my fence and landscaping encroached on my neighbor's property for quite a length and some feet inwards in places. They advised me at the moment to keep it to ourselves and we proceeded to close. It hasnt sat well with me since. Obviously in a perfect world, fences would align with boundaries. In my case, it swings out to avoid a sewer entrance that borders the property. The previous owners of my house did a ton of landscaping work in this area. Do I search for a consult with a local real estate attorney at this point? I think informing the neighbors is the good and right thing to do, but I want to protect myself and ours as well. And we simply cant afford the price to go through landscaping/fencing costs plus HOA process too.
