Esthetician booth rent disaster

Location: Carson City Nevada I have a bit of a situation, I dont know is this is the correct place but I need to ask, im a brand new licensed esthetician in Nevada, practicing in carson city. I went to rent out a room and as of verbal agreement there was a window that needed to be fixed and she had let me know that it would be fixed by move in date (8-1-2026) I walked in this morning to the window not being fixed and there being a gap in the plywood and the room being filthy and the door not locking or being able to close properly i do have a written lease agreement statung that she will give the room over clean and i give the room back clean. Im not sure what I need to do to get my money back from my deposit and my rent I payed this morning, is there any advice I can get on here for this situation to either get my money back or just cancel out the lease since I have not moved any of my stuff in due to it being unsanitary?
