Location: Minnesota (not Duluth) My new lease for a duplex commenced yesterday, and I agreed to pay a premium for use of the on-site garage that was documented with an addendum. The space is fitted with overhead lighting, outlets, and a machine garage door opener. There was no mention that these features were defunct during the tour, email exchanges, or the lease. Inside of the garage there are even abandoned items that look new and suggest that the last leaseholder was using the electricity! This is a big disappointment in a cold weather state to have to manually open the garage door. There’s also been a spike in car thefts in recent years so there’s relative risk in having to exit my running vehicle! Not to mention I planned to use it for woodworking projects in the summer. I had even picked up a new table with plans to refinish it in this space… I’m having trouble finding resources for non-residential rental spaces. Is this something I can enter into rent escrow over?

Location: Minnesota In 2025, my partner and I drove from out of state to tour a house in Minnesota, and ended up liking the place enough to put down a deposit. After asking some questions of the landlord, we were somewhat foolish enough to put down a deposit on it without seeing the full lease. The landlord mailed us the lease to our out of state address after our background check was complete, and we got a lovely surprise hidden in the lease: "Non-refundable pet deposit - $400" That sure sounds to me like it's just a fee!! We were pretty upset. We had asked the landlord during the tour if there was any pet rent or anything and been told no, but we do have multiple pets so these terms were still better than anywhere else at the time considering other amenities we needed. We tried to negotiate it as refundable, but no luck/no leverage. We still signed the lease, and this month the lease will be expiring. My question(s): When deductions are made against our deposit before it's refunded, can we expect deductions to be made from this "deposit" first so we maximize how much we get back from our refundable deposit? Is a non-refundable deposit even a thing based on MN 504B.178? I've clipped some portions of the statute I found relevant: (Subdivision 1.Applicability.
