Location: Washington State, USA I recently began receiving documentation stating there have been multiple reports by a neighbor stating I am “smoking marijuana inside of my apartment”. I have never smoked inside of my apartment and feel completely blindsided by this situation. It has been publicly displayed to my neighbors that I’m smoking marijuana in my apartment and I have been subjected to fees due to these reports as well as threatened with eviction if I do not stop smoking in my apartment. It has been made clear to me that there are “numerous” reports of this that are being filed almost daily. I am almost certain it’s my upstairs neighbors based on the way they interact with me, but cannot prove that since my property management is not able to disclose who makes the reports. This began about 2 weeks ago when I came home to the no-smoking policy taped to my door. I saw this and didn’t think anything of it since it was on all of my neighbors doors and I knew I was not in violation of this policy. Last Friday, my maintenance worker knocked on my door and rang my doorbell at 9pm while I was cooking dinner to deliver the message that they had gotten reports that my apartment smelled “strongly of marijuana”. My maintenance worker confirmed there was no smell of marijuana coming from me, my apartment or the surrounding area. On Monday, I received a 10-day notice to comply that threatened eviction…

Location: Washington I just signed a 1 year lease on an office space, the owner also signed it. I was sent an application 3 hours later. I did some googling and saw a lot about looking for verbiage that the lease was contingent on approval of application/background check/credit check so I closely read through the lease agreement and found no such verbiage or anything close for that matter. I even fed the entire lease agreement along with the context into AI in case I missed something (though I take AI responses with a HUGE grain of salt hence why I’m here) and even that said there was no contingency for approval and to wait off on doing the application and talk to the landlord about it. So now I’m here to try to get some insight from people who hopefully know what they’re talking about and get some advice on how to proceed. I can post the lease agreement when I get a chance to black out some personal info if that would be helpful as well I’m just not able to do that right this second. Thank you for any advice.

Location: Washington Okay so I’ve been living in the same building for the last 6 years. The previous owners sold it 3 year ago. I just realized today that rent went up 40% is the span of 3 years from $1,250 to $1,750 (My partner pays the rent so I never know what it is until I asked). So I did some digging to find out how much it can legally go up by and that’s 7%-9% a year (in Washington state). Landlord said it was to reach the renters quota. I’m not sure what actions I can take after figuring this out. To street neighbors and myself, she’s referred as the slumlord. Also for more context. I’m the last one still here after she came in. The original rent was $1,250. So watching her renovate the other 5 units (townhouse/duplex) with cheap materials and setting the others rent to $1,650 and went up to what it’s at now for all units. It doesn’t affect them as much. But ours seems ridiculous. I can tell she finds cheap people to do work around the property from maintenance to yard work that’s rarely done. So I feel like when she took over, it was more of a money grab. She has also threatened to tow cars on street parking. So my question is can I and how can I take action against this. Location: Seattle Washington I live in an apartment on the third floor. I've been here for about a year and a half. A few months ago I started hearing noises in my attic. I reported it to my landlord. They sent someone out and said it was squirrels. They set some traps and patched up a small hole they found. Now I just got my new lease renewal and there's an extra charge on my bill for "pest control services" specifically for the squirrels. It's like $300. I think this is totally unfair. I didn't cause the squirrels. It's an old building. The hole was in the attic. Is this something they can charge me for? I thought the landlord was responsible for pest control. I rent an apartment in Kirkland, Washington. My current fixed-term lease runs from August 9, 2025 through August 8, 2026. The lease contains a clause stating that I must give written notice of nonrenewal at least 20 days before the lease expires. It also states that otherwise the lease automatically renews for another term of up to 12 months. However, the property management company sent me an official renewal email on April 22 stating: My lease ends on August 8, 2026; I could provide my renewal decision by August 8, 2026; and Only if I did not select an option by August 8 would the lease convert to a 12-month holding-over lease. I contacted management in April to ask whether the renewal rate could be reviewed. On April 25, management told me in writing that they could not fairly review the rate until the final 30–45 days of my lease and that I should wait until then. The following then occurred: On July 11, management confirmed in writing that I had not been automatically enrolled in a new lease and resent the renewal options. On July 14, management stated that holdover would begin on August 9 and confirmed that my renewal options would remain available while the rate review was pending. On July 16, the renewal department denied the rate adjustment and, for the first time in the communications I received, expressly reminded me that a written 20-day notice to vacate was required.
