My practice encompasses a wide range of real estate transactions.  I draft and negotiate leases, subleases and ground leases for office, industrial, retail and other commercial property.  I help clients buy and sell all types of commercial real estate, including office buildings, R&D facilities, warehouses, shopping centers, hotels, golf courses and vacant land.  I negotiate construction contracts on behalf of property owners and tenants, including manuscript and AIA industry forms.. I represent lenders and borrowers with commercial financing transactions, including real estate secured loans, construction loans and loans secured by other assets, such as equipment and partnership and equity interests.  I have also represented clients in intricate renewable energy transactions, including the refinancing and disposition of geothermal, solar and transmission facilities, the negotiation of site leases in connection with solar installations, supply and installation transactions for wind turbine generators and solar power equipment, and title and survey review for wind and geothermal facilities.. Before founding Valence Law Group in 2012, I practiced at a large law firm in San Francisco.  I received my B.S. from U.C. Berkeley in 2000 and my J.D. from UCLA Law School in 2004.

Since 2001, Pete Weinman, a lifelong Staten Islander*, has been practicing law, primarily on Staten Island. He has diverse legal experience, although he has focused his practice on Real Estate and some General Civil Litigation, including evictions. Working full time for Project Hospitality, Inc. (a Staten Island not-for-profit devoted to feeding and helping the homeless, the mentally ill, and those affected by HIV/AIDS) from 1988 to 1995, while attending classes at night, Mr. Weinman received his Bachelor’s Degree (B.A.) in English from the City University of New York (CUNY) College of Staten Island in 1992. Eight years later, continuing to work while attending classes at night, Mr. Weinman received his Juris Doctor degree (J.D.) from New York Law School in 2000.. While attending law school, Mr. Weinman took his hobby a step further and began taking freelance work as a “computer guy and law student.” He designed and automated databases, legal forms, and office documents/systems for many law firms located throughout the City of New York, some of which continue to use his automated forms to this day.. After being admitted to practice in both New York and New Jersey, Mr. Weinman spent his first ten years as an Associate with some of Staten Island's most respected law firms, such as Lee & Amtzis, LLP**, Gaines & Fishler, LLP**, and Corash & Hollender, PC, where he gained invaluable knowledge and experience in all aspects of real estate and related litigation. In May 2010, Mr. Weinman went into private practice.. In May 2024, Mr. Weinman finished his fourth and final three-year term as one of the Directors of the Richmond County Bar Association (RCBA). Previously, Mr. Weinman served as Director from 2011 - 2014, 2015 - 2017, 2018 - 2021, and 2021 - 2024. In May 2016, Mr. Weinman was elected to the Board of the Staten Island Women's Bar Association (SIWBA), where he served as Director for one year - he continues to be an active member - and he was previously an active member of the Staten Island Trial Lawyers Association (SITLA), the RCBA Volunteer Lawyers Project, the New York State Bar Association (NYSBA), and currently an active member of the Staten Island Board of Realtors® (SIBOR), the National Association of Realtors®, (NAR). He has been an active volunteer Arbitrator at the Richmond County Civil Court, Small Claims Part, where he was found hearing cases Friday mornings or Thursday nights, once or twice per month for fifteen years from 2005 - 2020 (until COVID-19). Mr. Weinman is also the last original founding board member of New World Preparatory Charter School (NWP) still sitting on that Board.  NWP was Staten Island's first charter middle school, which opened its doors on September 8, 2010. As of 2020, NWP also offers K-5 classes.. In September 2019, Mr. Weinman became a Real Estate Instructor, certified by the New York State Department of State, qualified to teach classes to Realtors.. Aside from trying to spend as much time as possible with his wife, Darlene, and their four children, Mr. Weinman, a vegetarian, enjoys riding his motorcycle and running; he has run every NYC Marathon since the year 2000 (21 total), usually finishing in around five hours.
