[North Carolina] Early lease termination without penalty due to uninhabitable apartment.

Location: Concord North Carolina. I am in Cabarrus county North Carolina. I have an apartment lease that has multiple issues. I moved in June 2025 and just resigned my lease till July 2027. The most concerning one is a consistent water leak(s) from the ceiling above the upstairs A/C unit, as well as a leak from my A/C unit. I have also been experiencing lots of allergy like symptoms, it is a no smoke complex yet my downstairs neighbor smoke, and the previous tenants in my unit smoked and it took over three months to resolve and remove the cigarette smell that was causing me headaches. Most other issues have been fixed promptly, but I’ve had 15 service issues in one year and one month. However, given this most recent water leak and how the ceiling is incredibly soft and breaking apart, I’m worried about mold, considering I’ve already been getting sickness and what my options are for terminating the lease early. With out penalties. This is my first apartment and have never gone to anything like this. My lease states that if I terminate early, I have to pay the rent until someone moves into my unit. However, my complex appears to have pretty high vacancy. Thanks for your assistance!
