Location: Orange County, CA Hello everyone, looking for some legal perspective on a nightmare landlord situation in Southern California. We’ve tried reaching out to local tenant lawyers, but they all seem to only want "easy" slam-dunk cases like collapsing walls or massive bug infestations. I want to look past the standard "go consult an attorney" response and find out if what my landlord did explicitly violates CA civil or housing codes. The Situation: Ever since literal Day One of our lease, our apartment has had massive, ongoing building-wide plumbing failures and intense sewer smells. We recently tracked down and connected with the immediate previous tenant who lived in our exact unit, they were also the first person to ever live there and moved out after just a few months. They blew our minds. They confirmed they dealt with the exact same maintenance and plumbing issues, documented them constantly in the resident portal, and ultimately paid a $35,000 penalty just to break their lease early to get away from it. The Evidence: The previous tenant is completely on our side and has agreed to provide a signed, written statement detailing their history of portal complaints. I believe that this gives us irrefutable proof that the landlord had documented "actual knowledge" of these major habitability defects, failed to fix them between tenancies, and knowingly put us into a broken unit without disclosing a thing. Location: California Background/Context: I went to college out of state and graduated somewhat recently. My parents are separated. My dad was very proud of the fact that he was able to pay for my education without loans. I stopped talking to my mom sometime in college because while my dad was paying her monthly for my tuition for my first 3 semesters of college, she did not put a dime of that money nor her own towards my tuition. Instead, she bought & renovated a house (which my dad did at an extremely discounted rate, as that’s his line of work). I found out when I was unable to register for classes for my fourth semester of college, and had to take 2 semesters off because it took her that long to pay the bursar. The issue: i have a student credit card that allows me to see my credit score & details. I was playing around with it because I was confused about why my score is declining so much and so fast. I saw 3 loans totaling to ~$10K. I called the service - turns out they are a student loans servicer through FSA and informed me that I had student loans. Location: California I’m located in CA and recently applied to an upstairs apartment on 8/4/26. The next day I was told we were approved and that I needed to come in to drop off a $1,000 “deposit” which I thought was a security deposit. I was trying to put my baby to sleep so my husband dropped it off. Turns out he signed a paper stating it was a holding deposit & that we would be charged if we backed out of renting it. The apartment is currently being renovated so it won’t be ready until mid Sept. We had originally wanted a downstairs unit since we have a small child and two weeks after paying our deposit the manager let us know we could view a downstairs apartment that had just become available. When we viewed it, it was so small and outdated compared to the upstairs unit. She then pointed out that my son may make noise that could bother the downstairs neighbors, we tested the noise level and agreed. It’s not a good fit after all, we told her we changed our mind and today she texted us saying they would be keeping the full amount plus more. She then offered to deduct $500 off first months rent and to offer a 6 month lease instead of 12 so that we wouldn’t “loose the deposit”. Location: California We own a single-family rental in California. The tenants’ original lease began in 2023 and did not include the AB 1482 single-family home exemption notice. In 2025, after that lease ended, we hired a property manager. They issued a new lease/addendum that did include the AB 1482 exemption language. Our property manager is now telling us that because the exemption notice was missing from the original 2023 lease, the tenancy is still subject to AB 1482. Since we plan to sell the property and remove it from the rental market, they are saying we have to provide one month of rent as relocation assistance, or waive the final month’s rent. My questions are: Does adding the AB 1482 exemption notice in a later lease or renewal make the property exempt going forward, or does the missing notice in the original lease mean the continuous tenancy remains covered by AB 1482? The tenants have also been chronically late with rent for most of the tenancy, often paying after the 12th when rent is due on the 1st, and we have written late-payment notices. Could that repeated pattern support an at-fault just-cause termination under Civil Code § 1946.2, even if they eventually paid each month? We are planning to sell the property and are trying to understand whether a no-fault termination with relocation assistance is really our only option.

Location: Santa Monica, California Hi we just signed a lease that stated there was central air, this was a big feature and draw for us as we haven't had AC for 6 years. Upon getting the keys a few days ago we tried the air conditioning and no cold air came out. We asked the leasing office to look into it and their maintenance person told us there was no condenser attached to the central air system. They are possibly offering us another unit the same building, similarly sized and priced that does have central air conditioning. However, it has a worse/smaller balcony, older in unit laundry machines and the parking spaces possibly won't have EV charging like the unit we originally signed for. Are we able to get them to install a condenser to our current unit and what other options should we look into?
