Hi everyone, I need help with a broken lease situation. Location: Florida July 31: I moved out and stopped paying rent. August 1: The landlord signed a contract with a new tenant. September 1: The new tenant's contract actually starts, and they move in. The apartment was completely empty for the whole month of August. No one paid rent for August. My question is: Do I have to pay for August because the apartment was empty? Or does my responsibility stop on August 1st because the landlord signed a contract with someone else that day? About the lease: Just says I have to pay rent until the unit is " Re-rented" Also,If the landlord did not send me a certified letter about my security deposit within 30 days. Does that change anything? Thanks for your help!

Location: Florida TL;DR: We signed a lease close-out/move-out agreement with a leasing office employee well before the deadline. Turns out the employee forgot to have my mother co-sign it, but nobody told us for ~6 weeks — we only found out when my father happened to be back in the office for an unrelated reason, by which point the "deadline" had already passed. We were verbally told there'd be no fees and the paperwork would reflect the original date. We're now being threatened $1,000+ for "missing the notice deadline." The property manager is blaming my father for not knowing who needed to sign, and has now cut off communication after a tense conversation. Looking for advice on next steps. Timeline: (6/09): My father receives our lease renewal letter from the property manager. A few days later (~2 months before the notice deadline in our lease): My father goes to the leasing office to start the close-out paperwork for not renewing. A staff member (not the manager) fills out and signs a close-out agreement with him. She does not fill in a date, but does print him a copy for his records. (Document 1 — signed, undated.) Staff told my father this completed the process. (7/28): My father goes back to the office about a possible unit transfer, decides against it. During this visit, he's told for the first time that the earlier paperwork was incomplete — it also needed my mother's signature. This is roughly 4–5 weeks after the notice…

I’m in Florida and am trying to understand the conditions of my pretrial release in an allegedly pending child-abuse case. I have all alleged pending case regarding my sister as the victim. At my initial appearance, the judge approved my staying at my grandmother’s house. The judge knew that my grandmother is also the grandmother of the alleged victim. My sister does not live at my grandmother’s house. My written pretrial release paperwork says “No contact with victim.” On the court minutes from my initial appearance, the listed bond conditions are: • Defendant may not return to the place of violation • May return 1 time with LEO to obtain belongings • No contact with victim On the separate “Notice of Special Conditions of Release,” it says: No direct or indirect contact with the alleged victim(s). No direct or indirect contact with the family of the alleged victim(s). I will not go to or be at the residence of the alleged victim(s). I’m confused specifically about condition #2. My mom and stepdad are my family, but they are also related to the alleged victim. My stepdad is the alleged victim’s father. My mom is also a witness in the allegedly pending case. However, “No contact with witness(es)” is NOT checked on my pretrial release form. My stepdad ALLEGEDLY picked me up from jail after my release, and the court/pretrial people were aware of my family situation. Location: florida I’ve always had a bit of trouble with my leasing office, we got scammed with a fake promo and we can’t leave yet since we can’t afford to break the lease. Since they don’t trust us we have to pay via money order from amscot. We’ve had no problems with doing this despite how inconvenient it is to have to get a ride to amscot when we’re already broke. This time I had gone by myself and put the money order in their mail slot. As always I take pictures of the money order, the receipts and take pictures of myself putting in the mail slot. I have these pictures and they are dated showing I put them in on the sixth of this month and by August 12th-13th they’re putting notes on my door saying they don’t receive any money. Mind you this is an 812 dollar money order. I had originally thought they were missing the late fee, and I had put that through the same slot on the 12th but they were talking about the $812. I showed them the evidence but they continued to say that they never received it and no one would have been able to steal it since only the property manager ( who we’ve had trouble with before) and the manager in training who was brand new, had access to the office. Location: Miami-Dade County, Florida Today is moving day into a corporation-owned (ugh) home in South Florida. We came by last night to drop off a few things. The AC fan was on but not set to change the temperature. We set it and left. Coming back this morning (less than 12 hours later) the temperature is still 6 degrees higher than what we set. I opened the AC closet and noticed the filter is saturated and dripping water onto the floor. I opened a maintenance ticket, but I’m curious what my rights and responsibilities are under the law re. giving them a chance to respond to our ticket vs finding out own emergency AC person and the corporation’s responsibility to pay for it. I’m thinking of high temperatures being a potential health/safety issue, as well as humidity leading to possible property damage we cannot possibly be responsible for, as our lease has only just started.
