Location: Martin County, Florida Hi all! My wife and I moved into a condo 3 years ago and moved out 6/1/26. First two years were fine but the 3rd year our former landlord sold the property. Landlord 1 transferred the $1800 I had paid for a security over to the new landlord- who then made me pay an extra $200 because they upped the rent to $2000. As stated before we moved out over 2 months ago and have not received our security deposit back or any sort of itemized bill/intent to withhold. For complete transparency I wasn’t always the best at paying rent on time, however it was fully paid at the end of the day. And there was only regular wear and tear damage inside, I even paid almost $600 for a professional cleaner to come so I wouldn’t lose my deposit. I contacted a lawyer who said that financially I was better off going to small claims because their retainer was $5000. Is going through the small claims process worth the headache and time to get my 2k back? Or should I cut my losses? Thanks in advance! Location: Florida I’m hoping to get some advice on how to handle an established commercial property management team that is polite and responsive, but entirely ineffective at actually getting things done. I lease a small commercial suite in a medical building. For over 30 days now, there has been a biohazard (dried blood stain) sitting right on the outside of a toilet in the shared common-area restroom that they are legally contracted to clean and maintain. Every time I follow up, management replies acting surprised, claims they are "working on it," and says they don't know why their janitorial vendor hasn't handled it yet. Meanwhile, nothing changes except the stain slowly getting scuffed away by people’s clothing. This is part of a much larger, chronic issue with the building upkeep. The janitorial staff does the absolute bare minimum, usually just emptying trash cans while supplies are constantly empty and stains pile up on the walls and floors. Three months ago, I got hit with a huge Common Area Maintenance bill. I didn't push back on it, but I did request a desperately needed deep clean, which they promised me in writing at the time of the bill, but never happened. Location: Florida Background: my husband and I live in a single home residence rental property that is managed through a property management company on behalf of the owner. In the lease we agree to keep the premises clean and sanitary, and operate "in a reasonable manner all electrical, plumbing, sanitary, heating, ventilating, air-conditioning and other facilities and appliances" as well as notify the landlord immediately if we discover a leak, mold or damage, etc. Long story long: a couple days ago I was sitting inside my house and noticed a rug in the bedroom had a wet spot (thought I had spilled at first but trying to soak the water up with a towel just led to endless water). I removed the rug and discovered it was halfway covered with water on the bottom and the LPV flooring underneath was making obvious squishing sounds. The bedroom wall adjoins the storage closet in our garage where the water heater and HVAC is enclosed. My first thought was the water heater had a massive leak that must have overwhelmed the drip pan, but when my husband and I opened the closet there was a pool of standing water and mold developing around the HVAC unit. RE: management change not upholding original lease Location: Florida About 1.5 months ago I moved out of my apartment complex. On my move out date the management of my complex changed. After exactly 30 days (I called many times during this period) they sent me the final bill. This bill included about $400 of damages/cleaning fees ($700 total with other utilities, -$500 security deposit, I still owe $200). The images they provided showed nail holes, small scuffs and paint chips (smaller than a dime). In my lease they say they only charge for “neglect and abuse”. I called prior to move out (before management change) to get a move out checklist, they said no need to fill holes, paint, or fix the walls for what o described. However, they are now charging me for all of this and a full repaint of the apartment as this is the procedure of this new company. I was never informed of their procedure, it is not outlined in my old lease, and I never agreed to anything regarding this new company. They also have not looked at my original lease.
