Location: Illinois, USA I obviously don’t like trusting AI to help me with this, so I want to confirm a couple things it tells me with one or more hopefully lawyer internet strangers. I’ve got a situation where my old landlord charged me for a bunch of (I think) unreasonable things. I’ve already filed a small claims complaint, they’ve lawyered up, but my job was made easy because they missed the 30 day deadline to furnish an itemized statement of damages. The envelope I have from them was postmarked 43 days after I moved out. This should be a clear-cut win for me based on the ILSDRA. The judge would HAVE to follow the clear and specific requirement of this law, right? Their lawyer is going to claim they sent it well within the 30 days, since the statement inside the envelope is dated earlier, and that it must have gotten lost the mail. I’m pretty sure this is not even a valid argument and no judge would go for it. Their lawyer also threatens countersuit for me to pay them more money than my security deposit for the alleged damages and also for their attorney fees. I’m pretty sure they can’t counter sue if my side of the case is as surefire a win as I think it is. Thoughts?

Location: Illinois My lease was up July 1, but I did not receive notice that my renewal was ready to sign until August 4. They gave me three dates to come in and sign (Fri 8/7, Mon 8/10, Tues 8/11). I took Monday the 10th off to sign the paperwork, and they said I owed an extra $200 for late fees for the months of July and August (they confirmed later it was actually supposed to be $100: they mistakenly marked me late for May & June as well). This same 2-month same delay happened last year when it came time for me to renew my lease. At the time, they said (and I believed) the delay was because they had just been bought by a different property management company and they didn't have the correct paperwork in time. I was not charged any late fees for that delay. Would I be on the hook for late fees if they did not provide me a lease to sign for the two months I was late? Extra info: this property is part of a federal affordable housing program.

Location: Chicago--I'm hoping to get some perspective from attorneys or anyone familiar with Illinois and Cook County landlord-tenant laws. My landlord (a big corporate-owned company) offered me a one-year lease renewal earlier this year in March and I signed it immediately. After signing it, I didn't give it any more thought. Unbeknownst to me, the leasing office never signed their copy, so the lease was still not complete. Then in May, out of nowhere they served me with a notice of non-renewal, claiming I committed a lease violation because I had a bird feeder on my balcony that allegedly attracted pigeons. I removed the bird feeder immediately and asked them to reconsider, but they refused. I should add that my rent is PIF each month, on time, so I carry zero balance with this property manager. The notice of non-renewal also states that I "did not sign" the renewal agreement, which is false—I signed it months earlier. Their explanation is that because they never signed their copy, they were able to withdraw the renewal and terminate my tenancy. There are a couple of additional things... I received an email in April asking me to keep my balcony cleaner, and I complied by cleaning it weekly. I then got the flu and missed about two weeks, during which bird droppings accumulated. Separately, after receiving the non-renewal notice, I made a poor decision one night while extremely upset and threw some plants and debris onto the balcony of a vacant neighboring unit.…
