Location: Massachusetts Looking for some advice/experiences with Massachusetts rentals. I’m curious if anyone has dealt with something similar. Me, Roommate 1, and Roommate 2 were planning to rent an apartment in Massachusetts with a lease beginning September 1, 2026. Here’s the timeline: - We were sent an original 12-month lease for $3,300/month. - The move-in costs listed were $3,300 first month + $3,300 last month + $500 security deposit. - All three of us signed the original lease and sent it back to the landlord. - However, the landlord never sent us a copy signed by him, so as far as we know we do not have a lease executed/signed by both parties. - Afterward, we worked out a different payment schedule with the landlord. - The landlord then sent us a NEW/revised version of the lease containing that payment schedule. - None of us signed or returned the revised lease. - Under the revised payment schedule, we paid the landlord $2,200 on July 20 toward the first month’s rent. - We were supposed to pay another $1,100 on July 31. - On July 24, we told the landlord we no longer wanted to move forward with the apartment and asked to have the $2,200 returned. - We have not moved in, received keys, or taken possession. The lease term isn’t supposed to begin until September 1. The original lease does contain an early-termination provision requiring 60 days’ written notice and a termination fee equal to two months’ rent ($6,600).…

Location: Massachusetts (June 30) applied via Zillow for an apartment and after an 11 minute call I toured the place in person. He was very pushy and told me to bring a check to the showing just in case and he had papers for me to sign immediately. I declined and said I would think about it. I called him 2 days later (July 2nd) and told him I wanted the apartment and how to apply. He said first he will collect first month's rent ($1850) and that I could consider it a "holding fee" that puts me in priority compared to other applicants. He will then process my application and he requires 2 references per tenant, each of our boss' phone numbers to call and confirm that we work where we work. After the deposit was sent, he spent around a week doing paperwork processing my application. He then said I'd been approved and he would be sending the lease. I read the lease and it had a bunch of bs.I found 10 things that are unenforceable by law. Illegal entry via a 24 hour notice for non emergencies even without permission, mold disclaimers saying he wasn't liable for mold, it said I'd have to pay lawyer fees if he decides to evict me, a 5% rent late fee after 5 days of missed rent, and an $85 charge per item left in the apartment during move out, etc. So I backed out, I sent him this message: "Hello…
