Location: Upstate NY I posted a similar thread on r/realestate but thought posting here might give me more insight from a different perspective. I own a residential property in New York. National Grid contacted me regarding utility upgrade work in my area and sent me a proposed Grant of Easement. I've attached a redacted copy of the document. I've removed my name, address, parcel number, street names, and other identifying information. As I understand the agreement, I would be granting National Grid and Verizon a perpetual/permanent easement approximately 20 feet wide across part of my property. Based on the rough diagram, it appears to run along the road frontage rather than through the interior of the property, although the drawing is marked "not to scale." The agreement appears to give the utilities fairly broad rights within the easement, including the ability to: - Install, operate, maintain, repair, replace, and remove utility facilities - Access the easement with vehicles and equipment - Excavate and change the grade as reasonably necessary - Remove trees, branches, roots, brush, and other vegetation that may interfere with the facilities - Use the easement indefinitely It also restricts what I can do within the easement without their written consent, including constructing structures, planting certain vegetation, excavating, or changing the grade. The compensation section states "$1.00 and other valuable consideration." I have not been given a clear explanation of what the "other valuable consideration" is or whether there is an additional monetary payment. My questions are: Is…
