Location: NYC I have kind of an odd situation. I've found an apartment I love, and I'm just shy of 40x so I have a family member be my gurantor. Since my gurantor is out of state, the landlord specifically wants a new york based attorney for service of process (as in a new york attorney who woukd receive papers on his behalf in the event that they needed to serve him). Apparently something went down recently with a gurantor they couldn't locate to serve so they've added this stipulation. I know it's super unusual, the only reason I'm going along with it is because I seriously love the apartment. It meets all my needs and then some. The approval is literally just pending on my guarantor's attorney info. (From what I understand it's allowed to have this requirement since it's for the guarantor, not me). So how do I go about finding the right attorney? We don't know any lawyers in NYC and I'm not even sure what kind of attorney would make sense for this. There's literally nothing for them to sign or do, it's just a contact for putting into the lease as the process of service agent.

Location: Upstate New York (Columbia County) I was driving in upstate NY and was caught speeding doing 76 in a 55 in Ancram, NY (Columbia County). I was indeed speeding. I gave the officer my license and registration. I did not look at the ticket until I reached my destination. The ticket (New York State Uniform Traffic Ticket) identifies some other random guy entirely, date of birth, address, driver's license number, and expiration date. The ticket does correctly state my plate number, make and model of car, and registration expiration date. Looks like the officer fucked up and used his prior stop's ID and connected my ticket to him (poor guy). And I hope I'm not on the next ticket! I can plea guilty or not guilty, both my mail. What should I do? I guess the ultimate question is: since there's nothing connecting me to the ticket, isn't the ticket entirely invalid on its face? Option 1: Plea guilty. If I do this I have to sign a statement: I, _____, residing at _______, have been charged with the violation as specified on the other side of the ticket. . . . I plead GUILTY to the offense and request that this charge be disposed of and a fine or penalty affixed by the Court. Location: Queens, New York I live in a condo building in on a lease ending later this year. My unit includes a private rooftop/outdoor space. I rent from the condo unit's owner. Recently, an individual from a neighboring unit accessed my private rooftop without authorization. I have security camera footage capturing the incident clearly. I submitted a formal notice and the video evidence to both my landlord and the building management company, but they have completely ignored the communication and provided no response. Additionally, there are two ongoing issues involving that same neighboring unit: HVAC/Smoke Infiltration: Heavy marijuana odors from that unit continuously seep into my apartment through the HVAC ventilation system. Management previously stated they will not take action because the building is not designated smokeless. But HVAC/ventilation is clearly installed improperly if I can smell everything from my neighboring unit. Short-Term Rentals: That neighboring unit is actively operating as a short-term or transient rental, which is bringing an unverified rotation of strangers into the building and is likely why someone felt comfortable trespassing onto my restricted space. Hi everyone! So a bit of context; my grandmother passed away in 2019, and she left behind a pretty decent estate. Her executor was a very good friend to hers, he only said yes to being her executor because of their friendship, otherwise he handles million/billion dollar estates. He had always been a bit of a jerk but we thought that that was just due to how he had to act in his profession. Well fast forward to two days ago, some mail for my grandmother shows up at the house she lived in before she passed, and this mail was from the Office of Unclaimed Property. It is two bank accounts. Now that’s already strange, but what was even MORE strange to me is that we just received news that my grandmother’s executor has been suddenly fired from his firm! The timing just seems odd, and his firm will not elaborate on his firing but it’s definitely something bad. So how do I proceed with this? This account that’s been left “unclaimed” suddenly has a decent amount in it, it would make a huge difference if it is indeed meant to go towards myself and the other beneficiaries of her estate. Location: Brooklyn, NY Hey everyone Sorry if the title is weirdly worded. Basically I need to serve my landlord, the small claims site says PO Boxes are not an acceptable address. Looking through my lease and on the NYC property tax site I've been able to locate 2 different addresses for this landlord. Both of which are just single mailboxes in what seem like privately owned mailrooms. As far as I can tell there is no physical office or address for my landlord, at least not one displayed publicly. Would I be able to use one of those addresses as their business address, or to them would that be considered the same as a USPS owned PO Box? Thank you.
