Location: Texas I'll get straight to the point about the context: I completely neglected to submit 60 days' notice to vacate to my apartment complex (I have now, but a week before the end of my lease). Yes, it was stupid, and completely on me. I am not asking to avoid the contractual/financial ramifications of that—that would be irresponsible besides illegal—only for advice on how to avoid getting penalized more than what is legally/contractually dictated. The situation is as follows: Lease agreement stipulates that I needed to have submitted my notice to vacate at the latest on 6/16 (60 days before end of term). I only submitted it on 8/8. Originally, the leasing office claimed that, due to this, I will need to, in addition to the full month of August's rent at monthly rate $X (which I already paid on 8/1; rather than prorated to just be 8/1 to 8/16), pay the full month of September plus a prorated 8 days of October (i.e., to 10/8), both at an elevated month-to-month rate $Y. However, I read my lease agreement and on the Term section, it states the following verbatim: Term. Subject to the provisions of this Lease, the initial term of this Lease shall commence on the Start Date and end on the End Date. Provided, however, unless prohibited by applicable law, a 60 day written notice is required by either party to terminate this Lease at its stated End Date. Location: Austin, Texas, residential. I signed a one year lease running August 2023 to August 31, 2024. There was a paragraph in the lease, titled "Early Termination," that says either party could terminate the agreement on 60 days' written notice. The lease also had an "entire agreement" clause superseding prior oral agreements. We never signed another lease. I stayed after the term ended, kept paying the same rent monthly, and the landlord kept accepting it so I've been month to month since Sept 2024. A few days ago I gave written 30 day notice to move out. I read the Texas property code which says the tenancy ends one month after notice. My landlord says I owe 60 days based on that early-termination clause. My argument is that the clause was about ending the fixed term early, and once the term expired on its own there was nothing left to terminate early. His argument is that we verbally agreed to 60 day notice for any move out before I moved in (which I never did) and even if I had there is an entire agreement clause in the lease signed. My question is does an early termination clause survive as an ordinary notice requirement and would it satisfy the 91.001(e)(1) exception for a different notice period agreed to "in an instrument signed by both parties"?

I currently reside in a condo located inside an HOA. This condo used to be two separate units, but the previous owners got married and combined them into one unit with one address. They cannot be taken apart and made into two separate units again. The HOA requires us to pay 2 assessments because of the previous two separate units. Where do I begin in taking this to the HOA in hopes that I can get this changed to one assessment per month? Would getting the property replatted make a difference? If it matters, I am aware of another property in the same HOA-it is a house, but they own the empty lot next to it, and they only pay one assessment each month. Location: Texas

Hello to put it simply I am wondering the best option on handling my speeding ticket. Location: (Houston,Texas) I was clocked at 55 in a 30 the situation was simply me not paying attention to the speed limit etc. The officer cut me slack and even did not add some 10% thing on my ticket since it was my first offense. I looked on the court website and i’m not eligible to request a deferred deposition. I have no problem paying a fine or anything but I do not want this ticket on my record or anything. I am wondering if anyone can tell me the best option or if there is a way to not get this ticket on my record. Thank you in advance and any help is very much appreciated.
