Experience. I have been practicing law in Joliet since 2006, mainly focusing in Real Estate Transactions, Mechanics Liens, and Social Security law.  I have since stopped taking new clients for Social Security with the exception of a few long-standing clients.  My primary practice area these days consists almost exclusively of transactional real estate (representing clients who are buying and selling homes).. Real Estate Practice. The three keys to a good real estate practice are organization, simple fee rates, and professional relationships.  The typical things a real estate attorney handles in conjunction with a client are negotiating repair issues, preparing the closing documentation, drafting encumbrances (in the appropriate case), working with the lender to insure that the final figures are correct, drafting deeds to insure that the property is held in the most-beneficial type of holding, and reviewing real estate contracts for problems or issues.  My organization skills focus on date-planning and capping my cases; I set out a calendar for the closing and follow those dates and I cap my cases at 20 at any given time so that each case gets the attention it needs and deserves.  This helps avoid errors.  I also have professional relationships with surveyors, realtors and mortgage lenders to assist clients who are just starting the process of buying or selling their home.. All of my fees in real estate matters are for a set price (no padding my hours) and are usually contingent (you don't buy/sell a house, I don't get paid).  The only exception to this flat-fee, contingent rule is drafting of encumbrances (such as easements and leaseholds, for example).. All my clients and their realtor are given my cell phone number very early in the transaction so either of them may call me any time they want.  I take evening and weekend calls and appointments (subject to availability).  With me, you get the personal service you deserve and do my best to earn every dollar you pay me.. Mechanics Liens. Mechanics liens cases is a specialty area of mine which I have pursued since graduating law school.  I primarily focus on "perfecting" mechanics liens so that they can survive a court challenge; I have filed suits in court to foreclose mechanics liens as well, both for owners and contractors.  These included a $1.9 million claim in which I co-chaired a two-week trial defending against a claim on behalf of the owner and a $750,000 suit in which I prosecuted a claim on behalf of a contractor.. Education. I earned my B.A. from Eastern Illinois University in 1999.  I earned my J.D. from Chicago-Kent College of Law in 2002.  I have been licensed to practice law in Illinois since 2002.. Malpractice Insurance and ARDC Claims. I carry a malpractice insurance policy to protect my clients, but have never had a claim filed against me in 14 years.  I have never been disciplined by the Attorney Regulatory and Disciplinary Commission.. Personal. I live in Joliet with my wife, Katie, and our three children: Henry, Stella, and Everett.  On my days off, I run "Daddy Daycare" while my wife goes to work.

I serve as Corporate Counsel to Costco Wholesale with regard to its real estate transactions in Asia.  As a result, I no longer provide legal services to the public at large.  Thank you for your interest.

Raemi received her Bachelor of Sciences from Oregon State University in 2007. At OSU, she studied Biology and Political Science. Raemi received her Juris Doctor from Seattle University School of Law, cum laude. Her professional memberships include the Washington State Bar Association and Mother Attorneys Mentoring Association.  She participates in the Washington State Bar Association New Lawyer Seminar Development Team, which  program develops continuing legal education courses for new lawyers.   She primarily practices in the areas of business law, estate planning, probate, and real estate law. In her free time, Raemi enjoys running and has run several marathons, half marathons and relay races. She is an avid college football fan and loves watching Oregon State football. Additionally, she enjoys spending time with her husband, young son and black lab.

Troy has been repeatedly described by others as a 'lawyers' lawyer.' This is likely because he loves being a lawyer. He loves helping individuals and businesses resolve challenges that they cannot or do not have the time to resolve on their own.. Troy started being exposed to the law while working on Capitol Hill for Senator James McClure in the mid-1980s. He worked in the areas of commerce and foreign affairs. He then went to law school at the University of Washington School of Law. During his time at UW, he clerked for the Washington State Attorney General's office and the Honorable William L. Dwyer (deceased federal court judge). During law school he also hired on with the law firm of Stanislaw Ashbaugh (first as a law clerk and then as an associate attorney). For the next seven years Troy worked with this firm (and a spin-off), handling a variety of cases in construction, real estate, intellectual property, securities and employment.. In 1995 Troy, along with his partner, started a new law firm in downtown Bellevue. This firm grew from 3 employees to over 20 employees, and became one of the top 20 largest firms based on the Eastside in the late 1990s. While the firm, name and shareholders have changed through the years Troy has remained the firm's managing shareholder, as well as its lead litigator.. Perhaps more importantly to clients, Troy has actually tried over 50 such disputes, including a number of them in the multi-million dollar range. Besides the experience Troy has gained in handling many cases and disputes over the years, he has also gained experience in resolving disputes (especially with municipalities) through his relationship with the City of Sammamish, Washington. Troy was involved in the incorporation of the City back in the 1990s. He was one of seven individuals elected to the first City Council and helped set up the city from scratch. Troy served two terms as the mayor of the City.. When Troy is not practicing law, Troy spends the bulk of his time with his family. Troy and his wife Kim have been married for 26 years, have 5 children, one married, and one grandchild (ages 10-23). Troy serves as the Unit Commissioner for his son's Boy Scout Troop and volunteers as a basketball coach for various Boys & Girls Club basketball teams (that his girls play on).
