Lease agreement regarding underage drinking

I (31f) own my place and have decided to rent out a room to my friends sister (18f) my question is I’m writing the lease up and want to know how to word it to prevent any liability for underage drinking. I know she has a lot of friends in college and attends college parties so safe to assume she drinks and as long as she’s safe, she’s an adult as far as I’m concerned I’m just her landlord not her mother. But I do want to put in the lease something to protect me as far as underage drinking in our shared place Location: New Jersey
