Location: Adams county Colorado So in early June we bought our first home. We went through the whole process of eviction for the squatters. Judge ruled in our favor. I'm now just trying to figure out if I need to wait the 10 days to file the writ of restitution, or if the 48 hours is enough. We're a single family who own no other rentals, so to my understanding, according to exemption 2, the 10 day stay of execution/waiting period doesn't apply to us? Location: Colorado, USA I have lived at the same address for 6 years. It's a small apartment building with 4 apartments then a small separate unit on the same property. Recently the old property owner sold the property to new owners, whom seem fine, but a new tenant that moved in right before the sale has turned out to be a nightmare. I will make this as concise as possible. My mother and I recently moved in with her brother, my uncle. We are all living in a space that is owned by a trust that my uncle is the executer over. A trust that my mother and I were left out of by my uncle and my grandmother, his mother. All the money in the trust was made by my grandfather whom I dearly miss. I need legal advice involving three other roommates and a leasing company. I moved from Missouri to Boulder, Colorado and moved in with three other roommates, all of us in our early 20s in August of last year. I broke the lease early on Jan. 1st, 2026, I paid a $500 fine to do this, they found a new tenant to sign the lease, I was off the lease and did not have any more money to pay. The new tenant did NOT pay a security deposit, so the security deposit is owed to the four of the original tenants on the lease. The lease started Aug. 1st 2025 and ended Aug. 1st 2026. Now, the lease is over and the landlord is emailing us about our security deposit. Our security deposit was $1,487 each, so a total of about $6,000. The roommate who found us all to be her roommates immediately emailed back the landlord saying “we agreed” that me and another girl who also broke the lease early (news to me) were not getting our security deposits back and said she will talk to the other roommate who stayed the length of the lease on how they want to split it between the two of them.
