Location: Texas Hi all, Dealing with a major problem. In July, I arrived in Texas and needed to find an apartment, but could not find one immediately, so I rented a room in a boarding house. I rented the room for six weeks. I rented it from an old man and his wife, so felt pretty comfortable with the situation. It wasn’t until I moved in, and a few weeks had passed, that I discovered there were some major issues. Firstly, it appears that the landlord’s son and his ex-girlfriend (both live in the house) are felons, and are using meth and cooking it in the house. Secondly, they have tried multiple times to steal my identity I believe – I caught them one day, taking photographs of the VIN and registration on my car, and given the fact that the female roommate is an identity thief, as I pulled up her Texas records after I suspected something was wrong, this makes me very concerned. Thirdly, she actually stole an item from me. I had to call the police to get the item back, and when we caught her dead to rights with the item because she can lie better than I can tell the truth, and the police still refused to give me the item when I pulled up a three year-old photograph of it, the police wouldn’t arrest her anyway because the police stated, and I quote “it’s not theft if she gives you the item back”. I have a house in Brooklyn New York. I have a tenant who hasn't paid rent in last 8 months, and I have started the process already with a lawyer. I just got a court date just now of December???? He moved in 9 months ago. My lawyer filed a case against him for non payment and he had to answer within 10 day by august, and tenant just replied and chose "Other: need time to pay". NOW the court date has been set for December. Please tell me if there is a way to get earlier court date. He has already lived here for 8 months without rent, he can't just live here for next 4-5 months too? He is also bothering the neighbors too and spreading trash which I am going and cleaning. I am paying mortgage and paying utilities too, please tell me if there is away to get earlier date? I am currently unemployed too. I can't afford him to stay for next 4 months. I don't want to loose my house to bank, while he will just stay there for free and will move to another house do the same thing. In the petition of notice, it said "When you Answer the Petition, you will get a date to come back to Court 3 to 8 days later" But this is 4 months? location: New York City, NY I've rented the same apartment for a little over four years. The refrigerator was already here when I moved in and is listed with the other landlord-provided appliances in my lease. A few days ago it stopped staying cold. The light still works and the compressor makes noise, but the inside is barely cooler than the room. I reported it to my landlord immediately. He sent someone to look at it, and the repair guy apparently told him it's an older unit and probably isn't worth repairing. My landlord then texted me saying he'll replace it, but I need to pay $725 toward the new refrigerator because "it was working when you moved in." I haven't damaged it, moved it, or done anything unusual with it. It just stopped cooling after being used normally. My lease says I'm responsible for damage caused by me or my guests, but I don't see anything saying I'm responsible when an appliance wears out. The landlord is arguing that since I've had exclusive use of the refrigerator for four years, replacing it is basically my responsibility. Is that actually how this works in New York? If the refrigerator belongs to the landlord and failed from age/normal use, can he require me to pay for the replacement?

Location: NYC I have kind of an odd situation. I've found an apartment I love, and I'm just shy of 40x so I have a family member be my gurantor. Since my gurantor is out of state, the landlord specifically wants a new york based attorney for service of process (as in a new york attorney who woukd receive papers on his behalf in the event that they needed to serve him). Apparently something went down recently with a gurantor they couldn't locate to serve so they've added this stipulation. I know it's super unusual, the only reason I'm going along with it is because I seriously love the apartment. It meets all my needs and then some. The approval is literally just pending on my guarantor's attorney info. (From what I understand it's allowed to have this requirement since it's for the guarantor, not me). So how do I go about finding the right attorney? We don't know any lawyers in NYC and I'm not even sure what kind of attorney would make sense for this. There's literally nothing for them to sign or do, it's just a contact for putting into the lease as the process of service agent.

Location: Queens, New York I live in a condo building in on a lease ending later this year. My unit includes a private rooftop/outdoor space. I rent from the condo unit's owner. Recently, an individual from a neighboring unit accessed my private rooftop without authorization. I have security camera footage capturing the incident clearly. I submitted a formal notice and the video evidence to both my landlord and the building management company, but they have completely ignored the communication and provided no response. Additionally, there are two ongoing issues involving that same neighboring unit: HVAC/Smoke Infiltration: Heavy marijuana odors from that unit continuously seep into my apartment through the HVAC ventilation system. Management previously stated they will not take action because the building is not designated smokeless. But HVAC/ventilation is clearly installed improperly if I can smell everything from my neighboring unit. Short-Term Rentals: That neighboring unit is actively operating as a short-term or transient rental, which is bringing an unverified rotation of strangers into the building and is likely why someone felt comfortable trespassing onto my restricted space. The owner has the unit up for sale and in the meantime is not residing in it while operating it as a short term rental. Questions: Under New York law, what legal options or administrative agencies (such as HPD, DOB, or 311) handle unaddressed security breaches, building ventilation/smoke issues, or suspected illegal short-term rentals?
