Location: Oregon. My housemates and I rent from a private landlord. The longest standing roommate has been here for 5 years. We pay rent on time, we maintain the house, our landlord could do a lot worse than us considering we are a few blocks from a college campus, so we aren't sure why this is happening. I really need advice because this has become time-sensitive. There are four people on our lease. One roommate is moving out on August 3. My partner and I immediately started looking for a replacement because we obviously don't want anyone to get stuck covering an empty room. She has explicitly stated in writing that she has no intention of filling the fourth bedroom and that the remaining tenants should simply split the cost of the vacant room instead. Told the applicant there is "tension" in the house before they even moved in. Insisted that nothing can move forward unless everyone meets together in person, even though our lease doesn't require that and previous roommate replacements in this house were handled without everyone meeting.
