The renewal is a packet of several individual documents requiring individual signatures on each. Outlined below are the three references to early termination within the packet as a whole. Fee Disclosure Statement: "Two months' rent or remaining lease term rent balance, whichever is less. Plus 75% of one month's rent Re-Leasing Fee" Property Manager's Custom Lease (Not a standard VRLTA template): "EARLY TERMINATION: Early termination is not permitted. The Tenant agrees that if he/she moves out of the property before the end of the Lease term, Tenant is fully liable and responsible for the rent for the remaining months and all other terms and responsibilities per the terms of the Lease." Addendum to VRLTA Lease (Official VRLTA template): "EARLY LEASE TERMINATION ADDENDUM In the event that the tenant would like to terminate the lease BEFORE the written agreed upon date on which the lease expires, the tenant shall be financially responsible for the following: TWO Months Rent or the remaining balance of said Lease term, whichever is less, as a penalty for early termination. I don’t fully understand the changes that went into effect for renters rights this July. I’m going to try to be vaguely specific just in case anyone can put pieces together here. My husband and I terminated our lease before the July 1st law changes. We were told we were getting our security deposit back, but haven’t received it yet and haven’t received any itemized lists of damages or any updates since move out. I believe the law used to be that they had 45 days to either give us our deposit OR explain why we weren’t getting it back. Location: Virginia I’m in Virginia and had an incident last night with the guy I’m dating. He was very intoxicated, becoming verbally aggressive, punching things in my apartment, and continuing to drink liquor despite me trying to calm the situation down. I started recording some of his behavior on my phone because I was scared, wanted a record of what was happening, and was concerned the situation could escalate. I was present and participating in the conversation the entire time. The issue is that he was fully naked during portions of the incident. I was NOT intentionally trying to record his nudity, but there are a few moments where I accidentally panned the camera toward him and his naked body is visible. He has previously mentioned that recording someone without their consent can get you in legal trouble, so now I’m nervous about what I should do with the footage. I have not posted the videos or shared them with anyone. I still have the original, unedited recordings. My questions are: Was I legally allowed to record the interaction since I was a participant and was documenting aggressive behavior in my own apartment? Location: Virginia So I’m a college student about to move into a new apartment off campus next week, and I was suddenly switched into a new unit with completely different roommates a few days ago with zero previous communication from management. Last week, I received a system email that gave me my new unit and roommate assignment a few days after I’d made my first rent payment, which was the first that I’d heard anything of the change. (For context, these assignments were supposed to be finalized in April and I’d already been in contact with my previous roommates.) I didn’t get any notice from them that this was going to happen until after I’d paid my rent. After going back and looking at all of the old documentation I had from management, Unit A was listed on every communication up until mid-July, while the first time that Unit B appears is on my first rent payment at the end of July, so I imagine the change had to have happened sometime between then. (Neither unit is listed on my actual lease contract.) When I called the leasing office to ask what happened, they said that they had to accommodate another tenant who had an allergy, and so they ended up switching my allocated room with theirs. Location: northern Virginia. Sorry for the long post. I live in a 1 bed, 1 bath with my two small children. We just moved into a new apartment on the ground floor, but from the same apartment complex.* I didn’t have a chance to physically tour the apartment before we moved in. I walked in on moving day and could immediately tell a former smoker lived in the apartment. The smell was undeniable. I still moved in, but told the leasing office in both a written email asking about the smoke smell and expressing concern for secondhand smoke health risks for my two young children. I also went to the leasing office to ask them about it and what could be done. The leasing office said something to the effect of: “I’m not saying that you’re lying, but I didn’t smell that when I did the walk through. If it’s ongoing we can send maintenance out [did not say specifics] or we can search the surrounding apartments to see if there’s anyone else smoking.” I said ok. I have lived in the new apartment 10 days now and I even bought two Air Doctor purifiers, which have helped. But I still smell the smoke smell every time I walk into the apartment. It lingers.
