I am the founder of South King County's largest law firm, and have served as a Managing Partner for all of its existence. I conceived the firm as having Seattle/Bellevue law firm image and quality, but with the convenience and reasonable fees permitted by a Kent location. My own practice emphasizes the representation of municipalities, builders, developers and businesses in land use, commercial, construction, governmental and litigation matters.. I am regularly appointed by the King County Superior Court as an Arbitrator, and after hearing and deciding many such cases, I don't believe I have ever been appealed by the litigants.. I am married to Peggy and we have four sons - two of whom are fine attorneys with the firm. My personal interests are photography, boating (we have a big, old Chris Craft), motorcycling (a big, old Harley), traveling, and eleven grandkids.

I've been fishing an HOA owned lake from a homeowner's dock with permission, but I'm apparently trespassing according to another member of the HOA | Aug 11, 2026 | Sourced from Reddit
Location: Washington state. I've been fishing this lake for about a year now. They have a park with access for residents, and guests must be with a resident and pay a $5 fee to fish/use the facilities such as the pool. I've never used to park. I've been fishing in a family friend's backyard who lives on the lake. The other day, some guy on a kayak yells at me to go home because I'm "trespassing". He doesn't know the homeowner, and when I tell him I'm there visiting them, he says they have to be with me and I have to pay the $5 fee. He didn't leave until I pretended to go home. He even said, "do you want me to come up there?" Implying he wanted to get out of his kayak and come into the backyard. I don't know if that counts as a threat but that's what it seemed like to me. Any advice is appreciated.

Location: Washington State My neighbor decided to top and massively trim a small tree that sits right on the property line without my consent. This is at least the second time they have done such a thing -- the topping job was so bad the first time that I thought it was plausible that it was wind damage, but after seeing them hack at it yesterday I know they just yanked the top right off. My question is that despite the first job, the tree didn't die, so I suspect it will still survive this despite now looking terrible. It's my understanding that they'd be liable for timber trespass if the tree did die, but do I have any recourse if the tree does not die (but just looks terrible)? Ideally I want them to replace the tree with one that isn't mutilated, but I assume that wouldn't be possible?
