He gave two options 1) to pay him fix amount or 2) to pay him as the case goes on but then it will be extra per court appearance I paid him fix amount to avoid getting charged extra. Here is the problem: My tenant had 10 days to respond to eviction case for non payment which was by Aug 17. I followed up with my lawyer on Aug 17 (Monday) but no reply, then again I followed up with him on Aug 19 (Thursday) then my lawyer replied and told me tenant hasn't replied so far. But then I checked on NYSCEF website and it said my tenant did actually file an answer on Aug 11. I thought maybe I was seeing something wrong so I confirmed it with chatgpt too. I reached out to my lawyer back the same day Aug 19 (Thursday) but no reply, I reached out to him again on Aug 20 (Friday) but still no reply? My questions: 1) Is it normal for lawyers to say tenant didn't file while tenant had actually filed? 2) Is it normal for lawyers to reply after these many days? 3) Do I have any options regarding my lawyer? Hello, Location: Upstate New York I signed a sublease but had a change of plans. I found a potential sub-sub tenant willing to take over my lease. My original lease was $1600 and was looking to transfer my same lease to the incoming subtenant. However, the full rent is $2000, which the differences was subsidized by the main tenant. The main tenant is subsidizing $400 of the rent. When the main tenant found out I was trying to assign my sublease, she stated I have no rights to negotiate the sub-sub lease contract and that she wanted the incoming subtenant to pay $1800 instead of $1600 as I was paying. Does she have the rights to have the sublease contract renegotiated if my sublease contract states $1600 and I am passing on my contract to the incoming subtenant. I know that all parties have to agree on the qualified candidate but assuming they are qualified, can she reject the incoming subtenant and demand more money than what’s on my current sublease contract? Please advise. Thank you!

Location: Texas Hi all, Dealing with a major problem. In July, I arrived in Texas and needed to find an apartment, but could not find one immediately, so I rented a room in a boarding house. I rented the room for six weeks. I rented it from an old man and his wife, so felt pretty comfortable with the situation. It wasn’t until I moved in, and a few weeks had passed, that I discovered there were some major issues. Firstly, it appears that the landlord’s son and his ex-girlfriend (both live in the house) are felons, and are using meth and cooking it in the house. Secondly, they have tried multiple times to steal my identity I believe – I caught them one day, taking photographs of the VIN and registration on my car, and given the fact that the female roommate is an identity thief, as I pulled up her Texas records after I suspected something was wrong, this makes me very concerned. Thirdly, she actually stole an item from me. I had to call the police to get the item back, and when we caught her dead to rights with the item because she can lie better than I can tell the truth, and the police still refused to give me the item when I pulled up a three year-old photograph of it, the police wouldn’t arrest her anyway because the police stated, and I quote “it’s not theft if she gives you the item back”. I have a house in Brooklyn New York. I have a tenant who hasn't paid rent in last 8 months, and I have started the process already with a lawyer. I just got a court date just now of December???? He moved in 9 months ago. My lawyer filed a case against him for non payment and he had to answer within 10 day by august, and tenant just replied and chose "Other: need time to pay". NOW the court date has been set for December. Please tell me if there is a way to get earlier court date. He has already lived here for 8 months without rent, he can't just live here for next 4-5 months too? He is also bothering the neighbors too and spreading trash which I am going and cleaning. I am paying mortgage and paying utilities too, please tell me if there is away to get earlier date? I am currently unemployed too. I can't afford him to stay for next 4 months. location: New York City, NY I've rented the same apartment for a little over four years. The refrigerator was already here when I moved in and is listed with the other landlord-provided appliances in my lease. A few days ago it stopped staying cold. The light still works and the compressor makes noise, but the inside is barely cooler than the room. I reported it to my landlord immediately. He sent someone to look at it, and the repair guy apparently told him it's an older unit and probably isn't worth repairing. My landlord then texted me saying he'll replace it, but I need to pay $725 toward the new refrigerator because "it was working when you moved in." I haven't damaged it, moved it, or done anything unusual with it. It just stopped cooling after being used normally. My lease says I'm responsible for damage caused by me or my guests, but I don't see anything saying I'm responsible when an appliance wears out. The landlord is arguing that since I've had exclusive use of the refrigerator for four years, replacing it is basically my responsibility. Is that actually how this works in New York? If the refrigerator belongs to the landlord and failed from age/normal use, can he require me to pay for the replacement?
