Location: Oklahoma. Long story short, thia has been a long 2 years trying to escape the control of my 18 year marriage. The system is beyond broken and I have learned the hard way that this is never going to end fairly. In a nutshell, he has a family member who is his lawyer with a personal foot in this. He is not liked and have been told that he is difficult to deal with and doesn't do fair. This has caused my first lawyer to ghost me and the other party so 5k lost there. Lawyer 2 gave in and was pressuring me into agreeing to things that I shouldn't and when I let him go, I requested the correspondence with the other party and he only gave bits and pieces to me. It appeared after seeing what I had that he was working against me. That was at least 20k. The 3rd lawyer tried his hardest but the trial went awful due to us not being allowed anything to use as proof including my pay stubs for income. He has now ghosted as well and that is 6k that he will automatically get to take. I can't bring myself to report them and ruin reputations over one case and an impossible lawyer to work with. I have 3 weeks until my next hearing over the divorce decree and custody agreement where they are requesting the judge to sign the decree they drafted that is incorrect per what the…

Location: Claremore, Oklahoma As the title says, my landlord originally said that we were allowed to have 3 pets. A dog and 2 cats that I have had for at least 3 years and have had them long before we started renting this house. Now my landlord is saying that they never agreed to 3 pets and are telling me I am required to get them all up to date on flea vaccinations and must send proof of so, however I use an over the counter pills that have been perfectly fine On my leading agreement it says "No Pets Allowed" and this was a verbal agreement when we first signed for the lease. Am I required to send proof of the vaccinations? What can I do about her saying she only allowed 2 animals when she in fact did not say 2. I have receipts of rent but I don't have texts or remember how much the total cost was for all 3 per deposits. Also the whole thing that started this was flea outbreak in the home while we were all on vacation (animals were not home either). I have to hire an exterminator which is fine and expected but she is telling me I must send the receipt for that as well, but I plan on using a family member as they own a local exterminator company and planned on doing it for free

In my lease agreement it says “resident shall maintain his/her own yard, shrubbery and trees.” One year while we were here, the power line was ripped off the house because a storm came through and destroyed a bunch of trees in the neighborhood, ours included. A limb fell (alive, not dead) and pulled it from the house. It cost my landlords about $4,000 to replace everything and they told me that if it happened again, I would have to pay to replace it. I don’t see how that falls into my agreement as it specifically says “maintain” and maintenance has nothing to do with a storm out of my control and to me, maintain means to keep in the same condition as when we moved in. We pay a fair price here so I didn’t really say anything. It’s a few years later and the tree is old and has some faulty limbs, non that are on the side with the power line. But I need to know- am I responsible if another storm comes through and knocks the power line out again? I just don’t see how that seems like my responsibility since it’s structural to the home. Location: Oklahoma Bare with me here, I'm not sure how to properly write this out. I have currently been in a lease for a year and a half/ out of the two years I'm leased for (yearly renewal process). In my lease there is no mention of hardship extensions or anything remotely similar (only mention outside of how much I pay for everything is the 50 dollar late/rejected fees) and as of last week when I spoke to the office about it, they didn't give me any information besides saying it was too early to submit anything yet and that they start the eviction process on the 15th. So, given that, I assume they dont have any hardship extensions and am expecting to be evicted upon the 15th. I guess my question is, what happens here? I've never been evicted or terminated a lease early so im not sure what to expect. How long does an eviction stay on your record? Is it hard to rent somewhere after you've been evicted? Any more details I'll provide as needed, TIA.

Location: Oklahoma To preface, my friend is a caretaker for her grandmother, but has no PoA/anything like that. Her grandmother fell for what she believes is a solar scam. Door to door salesmen offered them solar panels with the promise of lowering electricity costs and raising property values, as well as later HVAC. The HVAC system they specifically claimed was in collaboration with local gas/electric company. It turns out everything was a lease instead of a direct sale, was NOT associated with the local companies, and they are now looking for a way out of the lease for both the solar panels and the HVAC. The contract has a very narrow window for cancellation. They did reach out to one company that is specifically for getting out of solar panel contracts and were told they have a solid case, but my friend’s grandma basically wants to shop around… only problem is, my friend doesn’t really know where to begin. I know we can’t ask for specific attorneys but is there anywhere in particular to start looking field/specialization wise for lawyers/attorneys/whatever that can best address this situation? Like, what should she be looking for? Any advice appreciated, thank you.
