I’m in Wisconsin and am currently facing eviction. I’m trying to understand what options I have, particularly whether the timing of the eviction could be considered retaliatory. My roommate and I have lived in our apartment for about a year. There have been numerous problems with the property, including missing window screens, poorly weatherized doors, a refrigerator that didn’t function properly for several months, recurring marijuana odors from another unit, and ongoing garbage/pest issues. The most serious issue is the electrical system. I began experiencing electrical shocks in the bathroom from things including the faucet/drain and other surfaces including the FLOOR. I initially reported the issue to management, and they sent an electrician, but the problem was never actually resolved. More recently, I confirmed that there was an electrical issue using a multimeter AGAIN and was injured by another shock, resulting in a medical bill. Because the problem wasn’t being resolved, I contacted city code enforcement. An inspector came out and identified multiple code violations, including issues I wasn’t previously aware of. The inspection report was provided to both me and property management. Separately, I’ve been struggling financially after losing employment and fell behind on rent. Location: Racine, Wisconsin I lived in an apartment complex in Racine, Wisconsin and moved out at the end of July 2026. The landlord just sent the security deposit accounting and took my entire security deposit (a bit under $1,000), claiming it was for unpaid rent from June 2025. They’re only returning the pet deposit. Here’s what actually happened with that June rent: • June 1, 2025 I bought MoneyGram money orders for the full rent amount and put them in the landlord’s designated rent drop box. • The drop box was later broken into / compromised and multiple payments (including mine) were stolen. A police report was filed with video of the theft. • Management didn’t tell us the money was missing until the 6th of the month. By the time we (and they) contacted MoneyGram, the money orders had already been cashed by someone else. • Their own resident handbook specifically says rent can be paid by delivering it to that drop box. We didn’t have an online payment option. • The same property manager later signed a Wisconsin Rent Certificate that lists that month’s rent as paid. I already sent a formal written demand disputing the deduction and pointing out the drop box policy + the Rent Certificate they signed. I’m also filing a complaint with the Wisconsin DATCP.

Two years ago I needed to move my business to a new location and signed a 5-year commercial lease agreement with a building owner I had known for 10 years. She was always easy to work with, helpful, and was practical in nature. A few months after I moved in she sold the building. The new owners are a father and son. The son is pleasant to work with, but the father is condescending and "old school." I have requested a few things be repaired, but essentially nothing has been done. The rent and overhead is considerably higher than my previous years of experience. I am at the point I want to either sell my business or close. I specifically signed with the original owner because I had known her. I did not agree to a lease commitment to the new owners. I can sub-lease, but I need to obtain prior written consent and approval of the lessor. Location: Wisconsin I am in the middle of a divorce in Wisconsin. My case was filed 6 months ago, but no temporary court order was ever entered at the beginning. Since separation, I (high earner) have voluntarily paid over $35,000 directly for my spouse's mortgage, utilities, car loan, insurance, and personal expenses to keep the household afloat. My attorney recently sent me a draft Temporary Stipulation received from opposing counsel for me to sign. When I audited the draft against my actual paystubs and bank records, I realized my attorney has left me severely exposed: 1. No Credit for $35k+ Voluntary Overpayments: Under Wisconsin law (Wis. Stat. § 767.59(1r)), voluntary payments made without a court order receive zero automatic credit after the fact. My attorney included no language recognizing or crediting the $35k+ I already paid. 2. Blank Commencement Date / Arrears Trap: The draft leaves the support start date blank. If backdated to the filing date, cash support creates $20,000+ in back support arrears, meaning I could be forced to pay support twice (once in direct bills paid, once in cash arrears). 3. Uncapped Liabilities & Over-Commitment: The draft obligates me to pay scheduled mortgage, child support, spousal support, car loans, health premiums, PLUS uncapped utilities, repairs, and blanket auto insurance. In total, it commits over 50% of my net take-home pay, leaving me with barely enough for my own rent. 4. Bonus Double-Dipping: The draft splits future bonuses 50/50 without excluding an annual bonus I already received before…
