Location: California We own a single-family rental in California. The tenants’ original lease began in 2023 and did not include the AB 1482 single-family home exemption notice. In 2025, after that lease ended, we hired a property manager. They issued a new lease/addendum that did include the AB 1482 exemption language. Our property manager is now telling us that because the exemption notice was missing from the original 2023 lease, the tenancy is still subject to AB 1482. Since we plan to sell the property and remove it from the rental market, they are saying we have to provide one month of rent as relocation assistance, or waive the final month’s rent. My questions are: Does adding the AB 1482 exemption notice in a later lease or renewal make the property exempt going forward, or does the missing notice in the original lease mean the continuous tenancy remains covered by AB 1482? The tenants have also been chronically late with rent for most of the tenancy, often paying after the 12th when rent is due on the 1st, and we have written late-payment notices. Could that repeated pattern support an at-fault just-cause termination under Civil Code § 1946.2, even if they eventually paid each month? We are planning to sell the property and are trying to understand whether a no-fault termination with relocation assistance is really our only option.

Location: California Here’s my situation. I put in my two weeks notice at my previous employer with my last day being the 11th of August. I had a shift scheduled the 9th in which I called off sick and my boss said hey want me to use sick hours and let’s make today your last day. I said sure given the fact that there was no point in continuing since I was starting my new job already. Thing is I never got paid those sick hours, I even have texts from my boss showing she said she was gonna put in my hours of sick time. I guess my question is I know I can file a claim but will I get paid penalties for that time? I know California treats sick time different than earned time. Should I file just for the missing sick hours or also penalties, anyone can provide clarification thank you

Location: Santa Monica, California Hi we just signed a lease that stated there was central air, this was a big feature and draw for us as we haven't had AC for 6 years. Upon getting the keys a few days ago we tried the air conditioning and no cold air came out. We asked the leasing office to look into it and their maintenance person told us there was no condenser attached to the central air system. They are possibly offering us another unit the same building, similarly sized and priced that does have central air conditioning. However, it has a worse/smaller balcony, older in unit laundry machines and the parking spaces possibly won't have EV charging like the unit we originally signed for. Are we able to get them to install a condenser to our current unit and what other options should we look into?

Location: California The speeding ticket fine amount isn’t a huge deal but I read that WA shares driving record with CA, which puts a point on the person’s driving record. How do I go about doing the traffic school to remove the point? CA ticket court website usually gives you the option to pay admin fee and list of schools to research but the WA website doesn’t. Do I just pay the fine and do a traffic in hopes that they will send the data to DMV? Or is there an official process for CA? Thank you

I am in desperate need of help. I don’t know what to do anymore. I’m and 37 year old female. Location: Katy, TX and Sacramento, CA. I’ve been dealing with something for the last 6 months and I’ve been trying to handle it without involving a lot of people but now I am to the point I’m desperately seeking help and guidance. On Valentine’s Day of this year my ex boyfriend beat and strangled me. Amilyah, our oldest daughter was a witness. I had to fight that man for my life. I feared for my safety and the safety of my girls so I packed us all up and left California a week later and moved to Texas. I did press charges and there is a 5 year protective order for me and my oldest. Neither one of our girls want to see him, especially the oldest. My ex is currently in jail right now. Before he went to jail he filed a summons for joint custody of both of our girls. I only have 30 days to respond, my 30 days is up on September 4th. I’ve spent the last few weeks trying to obtain legal advice or a lawyer but I have not been successful a lot. I can’t afford any lawyers I’ve tried to obtain I can’t even afford legal consultations.
