Location: Upstate NY I posted a similar thread on r/realestate but thought posting here might give me more insight from a different perspective. I own a residential property in New York. National Grid contacted me regarding utility upgrade work in my area and sent me a proposed Grant of Easement. I've attached a redacted copy of the document. I've removed my name, address, parcel number, street names, and other identifying information. As I understand the agreement, I would be granting National Grid and Verizon a perpetual/permanent easement approximately 20 feet wide across part of my property. Based on the rough diagram, it appears to run along the road frontage rather than through the interior of the property, although the drawing is marked "not to scale." The agreement appears to give the utilities fairly broad rights within the easement, including the ability to: - Install, operate, maintain, repair, replace, and remove utility facilities - Access the easement with vehicles and equipment - Excavate and change the grade as reasonably necessary - Remove trees, branches, roots, brush, and other vegetation that may interfere with the facilities - Use the easement indefinitely It also restricts what I can do within the easement without their written consent, including constructing structures, planting certain vegetation, excavating, or changing the grade. The compensation section states "$1.00 and other valuable consideration." I have not been given a clear explanation of what the "other valuable consideration" is or whether there is an additional monetary payment. My questions are: Is…

He gave two options 1) to pay him fix amount or 2) to pay him as the case goes on but then it will be extra per court appearance I paid him fix amount to avoid getting charged extra. Here is the problem: My tenant had 10 days to respond to eviction case for non payment which was by Aug 17. I followed up with my lawyer on Aug 17 (Monday) but no reply, then again I followed up with him on Aug 19 (Thursday) then my lawyer replied and told me tenant hasn't replied so far. But then I checked on NYSCEF website and it said my tenant did actually file an answer on Aug 11. I thought maybe I was seeing something wrong so I confirmed it with chatgpt too. I reached out to my lawyer back the same day Aug 19 (Thursday) but no reply, I reached out to him again on Aug 20 (Friday) but still no reply? My questions: 1) Is it normal for lawyers to say tenant didn't file while tenant had actually filed? 2) Is it normal for lawyers to reply after these many days? 3) Do I have any options regarding my lawyer? My niece is currently visiting me in Virginia. My niece has told me about abuse and medical neglect including giving her medication that's not prescribed to her and is very dangerous and has given her weed. She also constantly refuses to address or doesn't care to address her disability/medical needs. My niece wants to live with me permanently. Hello, Location: Upstate New York I signed a sublease but had a change of plans. I found a potential sub-sub tenant willing to take over my lease. My original lease was $1600 and was looking to transfer my same lease to the incoming subtenant. However, the full rent is $2000, which the differences was subsidized by the main tenant. The main tenant is subsidizing $400 of the rent. When the main tenant found out I was trying to assign my sublease, she stated I have no rights to negotiate the sub-sub lease contract and that she wanted the incoming subtenant to pay $1800 instead of $1600 as I was paying. Does she have the rights to have the sublease contract renegotiated if my sublease contract states $1600 and I am passing on my contract to the incoming subtenant. I know that all parties have to agree on the qualified candidate but assuming they are qualified, can she reject the incoming subtenant and demand more money than what’s on my current sublease contract? Location: Texas Hi all, Dealing with a major problem. In July, I arrived in Texas and needed to find an apartment, but could not find one immediately, so I rented a room in a boarding house. I rented the room for six weeks. I rented it from an old man and his wife, so felt pretty comfortable with the situation. It wasn’t until I moved in, and a few weeks had passed, that I discovered there were some major issues. Firstly, it appears that the landlord’s son and his ex-girlfriend (both live in the house) are felons, and are using meth and cooking it in the house. Secondly, they have tried multiple times to steal my identity I believe – I caught them one day, taking photographs of the VIN and registration on my car, and given the fact that the female roommate is an identity thief, as I pulled up her Texas records after I suspected something was wrong, this makes me very concerned. Thirdly, she actually stole an item from me. I had to call the police to get the item back, and when we caught her dead to rights with the item because she can lie better than I can tell the truth, and the police still refused to give me the item when I pulled up a three year-old photograph of it, the police wouldn’t arrest her anyway because the police stated, and I quote “it’s not theft if she gives you the item back”.
